So-- I have hesitated to post anything because frankly I feel like most of us are overwhelmed with the news of gloom and doom. Today I read an interesting arti...cle from a realtor magazine. Here’s a few comments I thought you might enjoy reading. Between the coronavirus pandemic, the shutdown of many businesses in outbreak areas and a plummeting stock market, many may wonder: Are we headed for a recession? Anyone hoping to buy a home anytime soon would probably like to know the answer before committing to a major, long-term purchase. The only bad time to buy a home, recession or not, Petrie says, is when you buy beyond your financial means. Get a handle on your financial situation, and you’ll know how much home you can afford. Time horizon is another important factor to consider. This refers to how long you plan to stay in the home to ensure that the purchase is a solid, long-term investment. Homeowners these days tend to stay in their homes longer than in the past, around 13 years, according to the National Association of Home Builders. But, Ma says, staying in a home at least five to seven years is a good time horizon. The longer you plan to live in the home, the better if a recession hits, Ratiu says. Years later, the economic situation may be improved. Over a longer time horizon, housing tends do fairly well, he explains. If the buyers are ready, in a good financial and economic position, it's as good a time to buy as any. I realize everyone has their own take on the future, and I am just sharing. SEASONAL SHIFT? It took one day longer to sell a home in September than it did in August according to the latest Realtors Confidence Index from the National Association of Realtors. Home sellers who closed last month received an average of 2.1 offers on their homes and 22% offered incentives such as closing cost assistance. MORE MOVEMENT Rates for a 30-year fixed rate mortgage receded last week after rising six of the last nine weeks according to Freddie Mac's Primary Mort...gage Market Survey for the week ending November 7. Freddie analysts predict that the factors affecting the rate environment will have a positive impact on consumer spending in the holiday shopping season. IMPROVEMENT IMBALANCE The "burden" has gotten lighter for homeowners since the Great Recession, but renters aren't so fortunate. The U.S. Census Bureau's American Community Survey (ACS) defines a burdened household as one that spends at least 35% of their monthly income on housing costs. The ACS analyzed trends from 2008 to 2018 and found that the number of burdened homeowners has dropped from 28.8% to 20.9%, while the number of burdened renters barely changed from 40.8% to 40.6% during the same time. CLIMATE COMPONENT Hurricanes and wildfires might make it harder to get a mortgage. The Federal Reserve Bank of San Francisco (FRBSF) convened a conference to discuss losses deemed to be climate-related and potential policy changes to address them. FRBSF President and CEO Mary Daly said, "ensuring financial institutions are regularly evaluating their exposure to climate-related risks is an increasingly important part of our work."
