1117 East Seal Beach Way Seal Beach, CA ... The two story existing apartment complex is located at the ocean front and the owner intention it has been to modernize the building and provide access to the roof as a tenants’ amenity. The design strategy is to refurbish all the exterior treatments , including relacing balconies railings and fa?ade veneers providing a contemporary look. The existing interior stair has been extended one more level providing access to the roof, converted in a amenity space with a direct view to the adjacent ocean front.

1083 Avoca Ave. Pasadena, CA ... This single residence has been designed to address the contextual conditions of the surrounding residential neighborhood while complying with the restrictions imposed by the existing zoning regarding setbacks, height and land coverage. The house general layout is based in articulating with enclosed spaces, three important open spaces : The front yard and is connection with the street activity, the internal courtyard or port o cochere that connects with the garage and the ample backyard where a lot of the home outdoor activities may be developed. The main theme of the home design is to celebrate the connection between open and enclose spaces, reinforced by incorporating horizontal and vertical trellises that will support vegetation.

1328 Santa Fe Ave. City of Vista-CA ... The mixed-use project is located within the City of Vista Santa Fe Avenue Overlayed Zone, a district established to generate an active linear development along Santa Fe Avenue. The ground floor allocates a retail area along the street front plus the access to the residential lobby and the driveway leading to the parking located at the back. Complying with the parking required by code and the maximum allowed density, the project has well a parking mezzanine and three additional levels dedicated to residential units arranged around internal courtyards that provide natural light, ventilation and vegetations. The roof top houses the amenities for the entire complex plus spaces for PV panels and mechanical equipments.#architecture #mixeduse #mixusedevelopment

Asmara @ MLK Way Oakland, CA The project site is integrated by three parcels: the vacant corner one and the other two, currently occupied by residential units.... Martin Luther King Jr. Way is a major Oakland thoroughfare, where retail spaces are mixed with residential uses. The proposed project is a mixed-use one, allocating the retail area along MLK Way frontage and the residential units in the upper levels. The presence of two different entry lobbies is a response to the fact that the project houses Senior housing and regular residential units. The articulation of the project masses is proposed as a memory to the scale of the existing houses to be demolished. The incorporation of vertical and horizontal trellises (supporting growing vegetation) will operate as a celebration of sustainable principles while softening the building masses. #architecture #mixedusedevelopment

Tamandari by the Woods500 Miller Ave, Mill Valley,CAThe Tamandari project is a mixed-use development located at the Mill Valley major throruougfare. It consist of condominiums, commercial spaces and on-site parking.The site layout accommodates two different structures articulated by a central small plaza.Building A ( the larger building) houses the covered parking and in the upper 2 levels, all the residential units. Building B is a 2 story high building where small retail is... located at the ground floor ( directly connected to the street level and side plaza) and offices at the upper level.The complex’s architecture celebrates the adjacent wooded environment by incorporating green walls all along the street front , that while masking the parking garage behind the vertical trellises celebrates as well a commitment to sustainability.Similar design strategies are applied to the upper levels where horizontal trellises are semi-covering the ample balconies and terraces.#architecture #valleyapartment #mixeduse #mixusedevelopment See more

The project has been design to highlight two fundamental goals: Addressing the context of the area where is located ( including the recognition of Main Street as part of the historical corridor ) and proposing a building that celebrates the surrounding urban scale while emphasizing the street activation. The incorporation of heavily landscape open spaces ( located in several levels) supports community life while softening the building masses. The mixed use project is dealing with a corner condition where small retail shops are attracting the urban life emphasized by an upper plaza that operates as a central urban heart.#architecture #mixeduse
