South Bay Home Sales Report - April 2021 Real Estate sales continue in uncharted territory as total homes for sale in Southern California are about 40% lower than last year and 57% below our 5 year average. As seen in the attached South Bay report, inventory for Redondo Beach is 22% lower than last year and Torrance is down 35%. Hermosa Beach and Manhattan Beach are higher than last year but low when compared to historical averages for this time of the year. ... Median prices are dramatically up due to the lack of inventory, and why in most transactions we see on average 8 to 10 offers for each listing. Many people are interpreting this trend as an indication a bubble is about to happen. To those in the half empty glass category that doesn’t appear to be the case. Most forecasts show a flattening of the market as more homes come out for sale - not a crash. When that will happen is hard to tell as buyers are making aggressive offers and homes are selling at record prices. To get an offer accepted a creative strategy for buyers is required and why you need an experienced agent to make that happen. With nearly 20 years working the South Bay I am here to help. Sellers have it a bit easier at the moment but they need to exercise common sense. The most important thing to remember is to not be greedy and price their home correctly as even in a Sellers Market one can miss the mark. This can be seen recently in some homes that are spending more time on market and getting fewer offers. The best advice is to price it right and get multiple offers to ensure you goals are met. Picking the right starting point for a listing is a skill an experienced agent can establish not Zillow. For those who have noticed and messaged me this is a new format I am trying out.
