This is definitely interesting! 1. I didn't know engineering rate per hour as a consultant is much less than most, if not all other professionals hourly rate. 2. Admitting that you didn't hire a structural engineer till you got in trouble!... 3. You will pay for the services after the structural engineer has provided all the necessary information to fix your contractor's errors? 4. Not only you want to remove one bearing wall, you want to remove two? It seems like your brilliant contractor hasn't informed you that you just can't remove structural walls! 5. I am glad you are not looking for a LICENSED engineer! Lol. Resume and work samples are sufficient for this job! Not sure how many times this type of stuff has to happen till property managers learn their lesson! Really?? This is shocking to see that a property manager doesn't know any better. This person would have not lasted a day in my company! Thank you for reading! SEC

Tree time! Maintenance is the key to minimize damage! Here is a damage caused by a oak tree that was not maintained and has caused some structural damage. Structural Engineers do not design for such impact loads due to low chance or probability of such events happening during the life time of the structure.... Then, if Structural Engineers do not design for such high impact loads, how did this roof absorb the impact of the tree without causing severe or major damage to the roof? We will read your responds! Water Damage! These damages do happen quite often when the structure is not maintained. This portion of the house is carrying second story with a cantilevered beam which looks heavily over stressed due to water damage! We should all be careful and pay attention to detail when we walk around our house. Sometimes the best test is to let a ball roll from one end of your room to another. If the floor is level then the ball should not roll far. If it does! You may have an issue li...ke this. When you hire a HVAC contractor make sure their "technicians" do not bring out the saw and start cutting ceiling joists without the consent and/or consultation with a structural engineer. If you don't! This is what may happen when your HVAC unit overflows suddenly. The drywall gets wet and suddenly the drywall gives and you will have a disaster on your hands!
