Eviction Moratoriums have been extended through 9/30/2020. Unless there is a health and safety emergency and those exceptions are very limited. I have eviction judgments that were entered pre-COVID that have been stalled for 6 months.
Headline is misleading but if your tenant cannot pay rent due to effects of COVID19, then time to answer an eviction action is extended until 5/31/2020. Idea is to give tenants time to catch up on rent but rent is not forgiven. Evictions for other reasons and of commercial tenants are not addressed in this order.

I have a client who owns a manufacturing business. They have kept open their medical division and are making surgical pillows and a prototype for a face shield for medical providers. As soon as he has something that he likes, he will take it over to doctors at Torrance Memorial to see if it works.

Inglewood has made its rent control ordinance permanent, in anticipation of huge rent increases as the City gets ready for a new stadium and the Olympics. Things are constantly changing in the landlord-tenant field.
Property owners who have rental income property in unincorporated Los Angeles County, as of September 2018, there is now a 3% cap in yearly rental increases. This is a temporary ordinance which has already been extended. As part of my practice, I handle Civil Harassment Restraining Orders for clients. These orders can be issued immediately by the Court for people who are facing actual and/or threats of physical violence. I have helped a number of people get this type of protection who have needed protection. Last week, I found myself defending someone against a completely false claim that was being used as a method to keep a Fannie Mae appointed broker off of a foreclosed property. I did a... lot of research beforehand and presented evidence to the Court that the requester did not even live at the property. The requester was so contradictory in her statements that the Judge saw right through her testimony and, without my client even needing to testify, dismissed the claims with prejudice and also ordered the requester to pay back all of my client's attorneys' fees. I was very happy to be able to get a good result for a client that I know to be a true professional and who was completely innocent of the claims being made. See more
Attn New Commercial Landlords: Are you purchasing a property with existing tenants? Do you want to make sure that everything is lined up and in place for you when you take over as the new landlord? If so, please contact my office for help. I was involved in a case where I represented a long-term commercial tenant whose new landlord decided to try to double the rent before escrow had officially closed. Guess what? That landlord LOST because he acted one day too early. Thes...e are the kinds of technicalities that make or break an unlawful detainer (eviction) case. Its important to have an attorney who understands landlord tenant law in California look at your paperwork before you send it out to any tenant. Even if this costs you $100 or $200, it can save a lot more. There are always new disclosures required of landlords (and even old ones that many landlords are not aware of.) Did you know that as a Landlord you must include a Flood Disclosure Addendum to let your tenant know if the property is located in a special flood hazard area.
