Doing a pre/sellers home inspection is so important. I opened 2 escrows this week (one with my listing and another with a friend who is buying) and both homes had a pre-inspection. The buyers were able to make a decision about repairs right up front which helps with relieving the stress of repairs. It's the best and I highly recommend it to all sellers.

In Orange County the inventory is down 52% from just a year ago and the Pended sales are up 18% from a year ago. What that means is it’s a sellers’ market with homes selling and going into escrow at a much faster rate than last year. Last year the average days on market at this time was 100 and this year that number has dropped to 55 days on market. Buyers, rates are great (this w...eek rates averaged 3.38%) and home prices are not going down any time soon, meaning, if you see a house you love and it fits your needs, go for it. Sellers, in this market it’s key to price your home at market value or a bit below (if you want to get multiple offers).
