Welcoming the new year I know has come with a lot predictions and different forecasts about what the San Diego market has been predicted to do in 2017. So far, one of the leading real estate online marketplace companies, Zillow, has predicted San Diego home values to increase 1.7% in the next 12 months from its existing median home value of $548,700. The Federal Housing Administration has also lowered the annual mortgage insurance by 25 basis points for mortgages closing on o...r after January 27th 2017. Interest rates have been fluctuating between the 3.5% to 4.3% in the last few weeks and are predicted to balance out to 4% this year. There’s an active rate of new and ongoing construction county wide including higher density areas such as Downtown San Diego that reemphasize growth in our market place. 2015 is going to be an interesting year in Real Estate, with interest rates at an all time low since 2010 and the dollar going strong for it's seventh straight month, as the Federal Reserve is speculated to raise interest rates this year towards the last two quarters of the year, Spencer does point out some very interesting data. A couple key points he touches on is 1) Don't let the "Zestimate" determine your home value, it's just an estimate, contact your Realtor and get a ...full CMA (Comparative Market Analysis) As a Zillow Premiere Agent, I attend most conferences and expos they host and the last one a few months back, Amy Bohutinsky, chief marketing officer, was asked a question by a member about their La Jolla home being undervalued by over $500,000. She admitted that there is a potential for a large margin of error, that's why it's called a Zestimate. It can be a bit challenging for both the agent listing the home and the seller when they see a value over or under by a significant amount. 2) Right now is a great time to buy/refinance!! Take advantage of this opportunity before the end of the year, talk to your Loan Officer, in fact, talk to a few, lender guidelines can be strict but some lenders offer more and better products than others, they can give you back credit towards closing costs, and there are perks that differ from one lender to the next.
