You don’t want to miss this market snapshot for December of 2020! ... Hi, it’s Rima Rafeh, Broker-Owner of the Rafeh Group with keller williams Antelope Valley. You might recall that October was a huge month for the Antelope Valley in home sales: There was more home Sold in October than any other month in 2020 739 Houses Sold in the month of October 2020 663 Houses Sold in the month of November 2020 685 Houses Sold in December 2020 Fewer people want to sell around the holidays. And, COVID’s has many sellers delaying their plans. Here’s something to keep in mind, though: With interest rates so low, there’s no shortage of motivated buyers. They’re ready to jump on the right house as soon as it becomes available! I know this from personal experience. We’ve helped 5 families in the month of December and closed escrow. At the same time, I’ve had lots of home buyers reach out to me for help. They have budgets anywhere from $300,000 all the way up to $900,000 The only thing preventing a home buying frenzy right now is the ...limited inventory. For home sellers, this is undoubtedly great news. Average sales price vs asking price for homes in the Antelope Valley and Santa Clarita Valley remains among the highest we’ve seen in over a decade. While home sellers are feeling great about the market... ...homebuyers are likely to have mixed emotions. On the one hand, it’s clearly a seller’s market and house prices are being bid up to peak levels. On the other hand, interest rates are extremely low. This means monthly mortgage payments may never be more affordable. From a financial perspective, it’s important to weigh the pros and cons of buying right now. Both exist. My best advice for home buyers who ARE active in this market? Make sure you’re working with an agent who can give you a big edge in 3 key areas: 1 Finding off-market homes before they hit the market. 2 Getting your offer accepted during a bidding war, which you’re sure to encounter. 3 Helping you negotiate maximum concessions and repair credits once you’re in escrow. This requires EXPERT guidance, which very few agents can deliver. In a market like this, home buyers could find themselves making offers for over a year if... ...they don’t have phenomenal representation.
