Deal 4 of 7: Sale of Mount Laguna Lesson Learned: Commercial Real Estate Can Change a Community In early 2018, I was hired to sell the largest fee simple piece of land on top of Mount Laguna. The property had 1 of 2 restaurants in town, a couple of apartments, and 25 junky RVs. The place was not operating at its maximum potential. We ended up finding the perfect buyer, provided Seller financing, and turned a run down RV park into a beautiful small home community. During Mar...ch 2020 (the top of the pandemic), I met a gentleman who just moved into his new tiny home from Seattle. He was tired of paying high rents in Seattle and wanted to live in the mountains where he can work online and enjoy the peaceful setting. The restaurant was also repositioned with a better tenant. Every time I drive down that old Sunrise Highway past the property we sold to go mountain biking, I smile at the beautiful improvements the Buyer made, greatly enhancing the small town of Mount Laguna. Deal 3 of 7: Target in Ocean Beach Lesson Learned: Cold Calling and the Ripple Effect In March 2016 I called the owner of the largest building on Newport Avenue in Ocean Beach. He mentioned he was interested selling and/or leasing out his 18,000 square foot building where he operated the Antique Center a staple business in Ocean Beach. We were extremely blessed to win the listing agreement to market the high profile property for sale / lease. We attracted many offers to l...ease and purchase the building. Then a call came from a representative of Target, Corp a fortune 500 company. Woahwe just proved that the world is flat amongst large and small commercial real estate firms, by landing a darling in the retail industry, our marketing techniques worked. But if you know OB, then you would’ve imagined how we felt when we got the offer from Target. OB held a special town council meeting to discuss Target moving in, news cameras flooded our office, multiple levels of government all had their say, tshirts and stickers made, protest and more protest. Thiswasbig.man.(insert OB/Big Lebowski voice). Even in the OB Holiday Parade, there was a NO TARGET IN OB float, which happened to be my 3 year old’s favorite (oh the irony!!!). There was so much energy throughout the entire community of Ocean Beach & the City of San Diego, that was spent over a commercial deal, that all began with a phone call. One call.one ripple.one tsunami. After thought: this was during a time I was selling Nati’s Inc. down the street.the largest private piece of land within 3 miles. Deal 2 of 7: the sale of 1277 Garnet Avenue lesson learned: go above and beyond for your client and the community. Dr. Rose owned 1277 Garnet Ave and needed help with property management. When I took over management, there were people living onsite illegally. The gym was loud and fought with the urgent care. I kicked out the squatters and helped move the gym down the street. The building was now running smoothly. Dr. Rose was older and spent his summers in Pelican, Alaska. ...He called me one day when he was up there and asked that I fly up to familiarize myself with his Alaska property. He knew he would never make it back up there again. 24 hours after I got the call, I was on a seaplane landing in Pelican, Alaska. Dr. Rose and I fished for halibut and shot guns. When we returned from our trip, he decided it was time to sell the building but wanted to make sure the property went to the right person. I knew that many people would want this building and that this building occupies one of the best corners in PB. It was important to sell the building to someone who would help maintain and improve the building. We ended up selling the building to the Abeles Family Trust, who greatly improved the building. After Dr. Rose passed away, the Abeles Family Trust and I decided to put a plaque on the wall naming the building The Rose Center. In the end of Dr. Rose’s life, I had to go above and beyond traditional fiduciary duties to help him out. The Abeles Family Trust understood our relationship and honored Dr. Rose by improving the building and naming it after him. Today, I still manage the building and lease out the vacancies. See more

The next 7 posts will be the 7 deals that have shaped my commercial real estate career and the lessons I learned from each deal. Deal 1 of 7: the sale of 875 Garnet Avenue the lesson: don’t quit, stay on the saddle. This was my first big break after a yearlo...ng drought of not selling any commercial properties. Prior to selling 875 Garnet Ave, I went 1 year without selling anything. Deal after deal kept falling apart. Close friends and family said to quit commercial real estate. I had a job lined up at a pharmaceutical company that would’ve paid $75k per year plus benefits, the easy and safe salary way. Home Bank of California owned 875 Garnet Ave and they were big KC Chiefs fans and my wife happened to be a Chiefs Cheerleader while in law school. The owner of the bank and I instantly hit it off and I placed a buyer into 875 Garnet Ave...the buyer removed contingenciesand never closed on the deal losing his $100k initial deposit. I was devastated heading into the weekend contemplating a career change, after all I hadn't seen a paycheck in over a year. That Monday morning, my wife said get up and go get another buyer fast! I took her advice, pulled myself together and put another buyer into escrow. We closed escrow 21 days later for $4,500,000 and I got a 6 figure commission check. Thankfully I didn’t listen to many people telling me to quit commercial real estate. I didn't quit...I stayed on the saddle. Franco Realty Group was now born. See more
