October 4 Plex Market Recap. It is a seller’s market in both The Stockton Market and the Sacramento Market. In Stockton the active listings are down 21.4% and the sold listings are down 30% compared to last year at this time, but pending sales are rising and the average sale price compared to the original asking price is at 99%. In the Sacramento market, the number of 4 Plex listings is up 5% over last year, but down 8.7% from the previous month. That is because sales ar...e up 100% since last year at this time. The sales price compared to list price is averaging 100%. This means properties that are priced right sell fast often at or above list price.
