Add $20k to the list price if you want to compete... or move to Texas.

Rancho San Diego Bulletin 15.12.2020

Just got back from Austin TX and housing prices aren't cheap but everything else was from what I could tell. However, they have big red cockroaches, unlike SD. Consider that if you're thinking of moving. www.joeomeara.com

Rancho San Diego Bulletin 08.09.2020

The average rate on the 30-year fixed mortgage hit 3.70% Friday, the lowest since November 2016, according to Mortgage News Daily. That rate will likely dip even lower this week, as bond yields continue to fall. The drop last week meant that 8.2 million 30-year mortgage holders could likely qualify for a refinance and save at least 0.75% off of their current interest rate by doing so.

National home prices increased 3.4% year over year in June 2019 and are forecast to increase by 5.2% from June 2019 to June 2020, according to the latest CoreLogic Home Price Index Report.

Rancho San Diego Bulletin 29.08.2020

The majority off San Diegans will not sell their homes because of their tax benefits of Prop 13. That's why I see sooooo many converted unpermitted rooms on top of garages, in garages, patios, etc. The city doesn't have the manpower to regulate these unpermitted additions so unless a neighbor tells on you, you can get away with it. No, it won't hurt you in selling your home either. We've sold hundreds of them without a problem, it just has to be priced right. ADU's or Accessory Dwelling Unit has become more acceptable to the municipalities of our county so it's a more viable option. If you want a referral of a company that deals strictly with helping people get started let me know. [email protected] They're based out of La Mesa and you can schedule an appt for a Q&A.

What do you think about this? They'll remake the 900,000 square-foot mall into a mixed-use office campus meant for elite tech firms. The Campus at Horton. It’s a $275 million office park, where storefronts are reused as modern workplaces and ground-floor spaces are converted into trendy food and fitness concepts.

I went to check out this open house yesterday at 2pm but had to make a U-Turn due to the 9 Sheriff SUVs lined up around the house. Being a Realtor can be dangerous and I’m very happy she’s ok and hopefully not too shaken up. Years ago I walked in on a squatter on a typical sunny Sunday morning in Mira Mesa and as I opened the front door something squishy was on the other side and then I saw big toes coming through the bottom of the door! Freaked me out. I immediately stepped back so he could not close the door behind me, who knows what would have happened because he was bigger than me and might have had a weapon, let alone the element of surprise. Luckily, he left civilly but it shocked me and it made me a bit paranoid anytime I go to a vacant home.

An elderly client bought a new home and the enthusiastic real estate agent sent flowers for the occasion. When the new owner read the card, it said Rest in Peace. The owner was furious and called the florist to complain. After he had told the florist of the obvious mistake and how angry he was, the florist said, Sir, I’m really sorry for the mistake. But rather than complaining you should imagine this: Somewhere there is a funeral taking place today, and they have flowers with a card that reads: Congratulations on your new home.

HOUSING NEWS The proposed tax reform plan would cut the mortgage interest deduction on new purchases. However, economists don't think it will have any effect on the housing market. Millennials now make up the largest segment of new home buyers. They are buying the greatest share of starter homes and low-to-mid tier homes as well.... Construction spending hit a record high in October. Private residential spending rose 11.2% year-to-date, with new single-family construction up 9%.

Rancho San Diego Bulletin 17.02.2020

Good news for buyers out there: The Fed announced they will not raise policy rates this month. However, they did signal a rate hike in December is likely, as well as 3 more hikes in 2018.

2017 California Housing Market Forecast Following a dip in home sales in 2016, California’s housing market will post a nominal increase in 2017, as supply shortages and affordability constraints hamper market activity. The C.A.R. forecast sees a modest increase in existing home sales of 1.4 percent next year to reach 413,000 units, up slightly from the projected 2016 sales figure of 407,300 homes sold.

TransUnion, Equifax to Pay for Deceiving Consumers in Marketing Credit Scores and Credit Products. The Consumer Financial Protection Bureau (CFPB) recently took action against Equifax, Inc., TransUnion, and their subsidiaries for deceiving consumers about the usefulness and actual cost of credit scores they sold to consumers. The companies also lured consumers into costly recurring payments for credit-related products with false promises. The CFPB ordered TransUnion and Equifax to truthfully represent the value of the credit scores they provide and the cost of obtaining those credit scores and other services. Between them, TransUnion and Equifax must pay a total of more than $17.6 million in restitution to consumers, and fines totaling $5.5 million to the CFPB.

On average, home prices nationally increased 5.5% from the previous month. Prices now stand at an ALL-TIME high. Regardless of increasing prices, pending home sales continued to rise in October. Demand remains strong and inventory remains tight across much of the nation.

The stock and bond markets will be carefully reviewing the Trump administration’s 100-day plan, discerning the top expected priorities, and reacting to announcements of political appointees in key government positions. During the next 60 days before inauguration, we will likely see very volatile market price swings, up and down in price, often within the same trading day. This volatility will likely continue for several months until all appointees are announced and legislative priorities are publicly communicated.

Rancho San Diego Bulletin 11.11.2019

Markets worldwide reacted to Trump's victory, causing mortgage rates to rise. The reaction was to his proposed economic policies, not his political agenda. Initially markets were expected to react negatively to Trump's win. Instead stocks rallied and bond yields skyrocketed on early belief that inflation will follow. The Fed is now overwhelmingly expected to raise policy rates at their December meeting. However, the Fed's decisions have not failed to surprise in the past.

Real Estate UPDATE: Prices for new homes also hit a RECORD high, as tight inventory continues to drive up prices. Pending home sales were up 5.1% in April, hitting the HIGHEST levels in a DECADE. Demand continues to soar, fueled by an improving economy and low rates.... Are we going to see a downturn in the market? A lot of experts, like Gary Keller of Keller Williams and SD local Brian Buffini, are predicting a shift is coming.

Cable companies are being replaced with Sling, Amazon Prime, and Netflix. Same thing with Alarm companies like ADT. Not sure how good SimpliSafe is yet but I'm thinking of trying it out and if it's awesome, I'll promote it to my clients. If anyone has any info on this alarm system or any alarm system, good or bad, I'd like to hear it. Two days ago I had a listing appointment in a very nice home in La Mesa and the seller mentioned they were robbed 6 months ago. It happened to other neighbors too. They just stole jewelry, no laptops. This system might have made a difference.

Dreaded PMI. Buyers don't care much about it when they 1st buy their home but after a year of seeing a few hundred dollars a month fly out of their pockets they become super motivated to get rid of it and I love to help them. Personally, I think PMI is a Cash Cow Sham and it sure didn't seem to help when the market crashed in 2008.
