Closed a TIC unit back in May. But What is a TIC? The term stands for tenancy in common. They are typically found in a multi-unit building with an agreement that allows a person to own a percentage of the Entire Building. It’s similar to a condo purchase but it’s not. A condo would have its own APN. So you would pay property taxes on the purchase price of your condo. With a TIC you share an APN with other owners in the building. So property taxes would be split within all owners based on the purchase price of the entire building. There are some advantages of purchasing a TIC, the main one being that they are about 10-20 percent below comparable condos.
