***November 95355 Real Estate Market Update*** For Sale vs. Sold: Our market continues to be at a healthy level in regards to the number of homes sold in 95355. There were 75 single family homes sold in October! This number is almost equal to what it was in October of 2015 at 78. ... That is another great sign that we are stable in our housing for the neighborhood. Average Price per Square Foot: Our average price per square foot has dropped from our high of $167/ft in August to $162/ft in October. Although October was higher than September. We are still higher year over year. October 2015 we had a price per square foot of $148. We are seeing a leveling off on pricing with small ups and downs since June. Average Days on Market and Sold vs List Price percentage: Homes continued the trend in October of staying on the market longer than the previous month. October had an average days on market of 49 days. Although the trend happened the same time last year with October of 2015 being an average of 43 days on market. The Sold price vs Listing Price stayed the same at 97%, meaning homes sold for 97% of what they were listed for on average. Average Price for Sale vs Sold: The average price of homes for sale trended up by $18,000 from $327,000 in August to $345,000 in October. The average price of homes Sold also trended up by $7,000 from $300,000 in August to $307,000 in October. Year over year numbers show 2016 being slightly higher than 2015. Months of Inventory: A key indicator on our 95355 market strength is average months of inventory. October saw a drop to 1.7 months worth of homes on the market from the 2.1 months we had in September. When the months of inventory drop, that points to a lower supply and sometimes translates into higher prices and/or faster days on market. Overall our market continues to be healthy and stable.
