As I prep for my house to go on sale I get to experience my first time living in a class A apartment. I’ve only lived in shit hole apartments before this because $$$. Here’s my observations 1) The apartment is 20-30% vacant, so if you think you’re going to park your money in a class A building because new construction think again. B and C class (working class apartments) are much more recession resistant than you would think. 2) Package delivery and food delivery are stil...l a nightmare, because nothing comes to your doorstep and I see folks lugging around wagons! We need an apartment bot 3) I was highly resistant to the idea of mixing Airbnb units with traditional long term lease tenants. I will going forward consider long term stays 1+ month stays in my properties. It still sucks and learning how to take it in stride is going to be a big part of your success as a real estate investor. I like to get back in the game as quickly as possible after a loss... Usually the fastest thing to do is pick up the phone and call some brokers get a sense of the market and put the word out there that you’re interested and looking.
