Market Update Corner. The active listing inventory decreased by 12 homes in the past two-weeks, nearly unchanged, and now totals 10,834. It is the lowest level for an end to October since 2012. COVID-19 is not suppressing the inventory; from mid-September through mid-October there were 22% more homes that came on the market compared to last year. Last year, there were 12,423 homes on the market, 1,589 more than today, or 15% more. Demand, the number of pending sales over th...e prior month, decreased by 180 pending sales in the past two-weeks, down 3%, and now totals 6,525. COVID-19 currently has no effect on demand. Record low rates are fueling today’s exceptional demand. Last year, there were 5,109 pending sales, 22% fewer than today. The Expected Market Time for all of Los Angeles County increased from 49 to 50 days, a Hot Seller’s Market (less than 60 days). It was at 73 days last year, slower than today. For homes priced below $750,000, the market is a hot Seller’s Market (less than 60 days) with an expected market time of 29 days. This range represents 33% of the active inventory and 57% of demand. For homes priced between $750,000 and $1 million, the Expected Market Time is 42 days, a Hot Seller’s Market. This range represents 16% of the active inventory and 19% of demand. For homes priced between $1 million to $1.5 million, the Expected Market Time is 65 days, a Slight Seller’s Market. For luxury homes priced between $1.5 million and $2 million, in the past two weeks, the Expected Market Time increased from 88 to 92 days. For homes priced between $2 million and $3 million, the Expected Market Time increased from 117 to 126 days. For luxury homes priced between $3 million and $4 million, the Expected Market Time increased from 159 to 173 days. For luxury homes priced above $4 million, the Expected Market Time decreased from 394 to 362 days. The luxury end, all homes above $1.5 million, accounts for 35% of the inventory and only 11% of demand. Distressed homes, both short sales and foreclosures combined, made up only 0.5% of all listings and 0.6% of demand. There are only 38 foreclosures and 15 short sales available to purchase today in all of Los Angeles County, 53 total distressed homes on the active market, down one in the past two-weeks. Last year there were 162 total distressed homes on the market, more than today. There were 6,245 closed residential resales in September, up 17% from September 2019’s 5,323 closed sales. September marked a 6% rise over August 2020. The sales to list price ratio was 98.8% for all of Los Angeles County. Foreclosures accounted for 0.4% of all closed sales, and short sales accounted for 0.2%. That means that 99.4% of all sales were good ol’ fashioned sellers with equity. See more
