MONEY TRACKING Tracking future spending is essential for getting on the fast track to making your dream of homeownership a reality! Set up a Google Doc and start tracking your spending. Do this for 30 days so you can become hyper aware of what you’re spending money on. ... Grabbing that latte every day or ordering from your favorite online boutique a few times a month could be adding up to way more than you realized.
TOP HOME BUYER MYTHS: Most buyers think they need these things to qualify for a mortgage. MYTH: You need a 20% down payment REALITY: There are loan programs available that require as little as 3.5% as well as first time home buyer programs that can help knock that down even lower (if you qualify).... MYTH: You need a perfect credit score REALITY: Your credit score will play a role in your financing so your lender may suggest ways you can increase that before getting a mortgage but you don't need a perfect credit score to buy a house. MYTH: YOU HAVE TO HAVE YOUR STUDENT LOANS PAID OFF TO BUY A HOUSE REALITY: Your debt to income ratio will be taken into consideration when applying for a mortgage but that doesn't mean student loans will ruin your chances. Connect with a lender (ask me for a great recommendation!) to find out more about what you can actually afford. MYTH: YOU HAVE TO HAVE ZERO DEBT Reality: Again, the amount of debt you have will be a factor in how much you're approved for but having debt doesn't mean you can't buy a house. THE REALITY OF HOME BUYING: You need a plan! A smart buyer is a prepared buyer and it's never too early to set yourself up for success.
I can help make your dream of homeownership a reality sooner rather than later. Schedule a free consultation with me to discuss your options.

1. Delinquencies: Delinquency is unpaid debt on your credit report. It can be a past due credit card bill or an unpaid car payment. Prevent unpaid debt by paying your bill on time. 2. Too Many Inquiries on Your Credit Report: Mortgage lenders view several inquiries on your credit report as a red flag. This is because it gives the impression that you’re in some sort of financial trouble. This is an easy fix. If you know you will be shopping for the best mortgage loan rates, just avoid applying for new credit lines. 3. Your Utilization Rate is High: Another thing that mortgage lenders will hate on your credit report is a high utilization of your available credit. To fix this, keep your utilization rate below 30 percent and try making payments every month or in full.
