HUG YOUR BUYER'S AGENT I just finished an insane multiple offer negotiation on my new listing at 3505 Rosemary. Many many offers, but only one lucky buyer. It is easy to see how a buyer might be heartbroken, but their agents are often devastated as well. Many buyer's agents make an emotional commitment to their homebuyer's well being and best interests. This is not a commission - this is a chance to help a buyer start a new life in a chosen home. I can hear their dedication t...o their client in every spoken word, in each hopeful text. They work crazy hours, early and late. They calm their clients nerves and and stay business savvy - steering their clients away from bad decisions based on whipped up emotions. A great buyer's agent is a detective, diplomat, educator, negotiator and class A++ relationship builder. The listing agent's trust in a buying agent is a huge factor in any negotiation. This means the best buyer's agent is probably an agent with a great track record, experience and deep relationships built over many years. But, I can tell in two questions if a buyer's agent knows what they are doing and it isn't always the grey hairs that have the best chops. Most buyers have no idea how valuable their agent is to their home buying success. I wish they could see what I see. Buyer's agents rock it HARD for their clients. Cheers, guys.
