Airbnb does have its faults and loopholes, as I've listed many properties on Airbnb for rent and they don't require documentation from the owner. This isn't an Airbnb problem as much as it's a landlord problem - lacking experience. Hiring a Realtor to lease your property is the equivalent to hiring a divorce attorney to litigate a criminal case. They have... no experience in criminal law and Realtors have little to no experience leasing properties. In this case, the landlord hired a Realtor, not a property manager with extensive leasing experience. The key is having a secondary contract to go along with Airbnb T's & C's and disclosure with a strict subletting policy that states fines for subletting and having tenant initial next to the fines. Landlords Listen UP! I'm sharing a proven strategy to increase your rent revenue. Your Anti Pet policy is costing you thousands of dollars in additional income. I speak to hundreds of landlords, maybe even thousands yearly. One of the biggest money making mistakes is advertising a strict Anti Pet Policy. Did you know on average is takes a leasing expert an extra 14-21 days to lease a property with an Anti Pet Policy? And yes, I said a leasing expert. I can only imagine how mu...ch longer it’s taking you? Most Realtors and Landlords are not leasing experts. This should be a concern to ALL landlords because it hits the pocket book in a major way. I lease hundreds of homes and one thing I know for certain (pet owners help me out here), PET OWNERS will happily pay additional pet rent of $75.00 to $150 per month. Not to mention, you can still charge a $500 to $750 pet deposit. Lets do the math together. I’ll assume the home you’re leasing is $3,000 per month. With an Anti Pet Policy, you’ve learned it takes a minimum of an extra 14 days to lease your property. That equates to a $1,400 dollar loss of income right off the bat. Pretty big hit to the back pocket, right? But I also know you’re most likely not a leasing expert so you should probably add another $600 to $800 on top for extra days on market. The bleeding doesn’t stop there.. If you recall, I said you could easily charge an additional pet rent of $75 to $150. On a home in the $3,000+ range, $100 is a brainer for a pet owner, so we’ll use that as our base. That’s an extra $1,200 per year in income. Now couple that with decreased market time and you’ve just earned yourself an additional $2,600+ per year. Yes, that’s what your ANTI PET POLICY is costing you - $2,600+ per year. I know what you’re thinking, you haven’t calculated the potential risk for damage. Oh, yes I have and that’s what your deposit is for. On a $3,000 per month home our deposit is going to be $3,195 to 3,395 plus an additional pet deposit. Ask yourself this question, when was the last time a pet has caused $3000+ in damage? In most cases pets damage one of two things carpet and scratch sliding doors. Yes, there are the exceptions. However, once you know the replacement cost of your flooring, you’ll adjust accordingly to make sure your deposit amount will cover it potential damage. It’s that simple.
