In 2015, A7 group was retained as architect and construction manager by Aria Owners Association (a 24-story high rise community with 137 units in San Diego) to develop reconstruction drawings for inadequate weatherproofing assemblies and debonding floor tiles at the podium level exterior pool deck. This complex waterproofing repair project included complete topping slab reconstruction and drain replacement, complete lap pool and spa plastering and tile replacement, pool fixt...ure upgrades, fountain repair, and planter repairs. Aria Homeowners Association contracted with the A7 Group after interviewing several architectural firms to oversee the reconstruction of our lap swimming pool, fountain, spa, guest restrooms and parking level structure. A7 Group was hired to evaluate the integrity of severe water damaged entry balconies and roofs (with excessive dryrot). It was determined that a complete removal and replacement of the entry walkways would be required at all 3 buildings on site. The project included the addition of new concrete post base footings, new wood framing, new waterproofing/deck coating, and flashings; including new doors, windows, stone veneer and exterior paint and standing seam metal roofing. A...7 prepared preliminary schematics, graphics and permitted construction documents for all phases of the project. A7 Group was initially retained to investigate and determine the extent of wood rot within the Altamira 4 Homeowners Association (137 units, 38 buildings) located in Carlsbad California. The assignment evolved from assisting with options for replacing wood siding to developing a new architectural design style for the community. Initial reconstruction drawings were prepared and utilized for preliminary cost estimates and competitive bids. A7 assisted the HOA through the b...idding and negotiation phase and selection of a general contractor to perform the work. A7 was also retained as construction manager to assist the HOA throughout the construction process.
