Lompoc's average sale price for single family homes increased from $355,539 in 2016 to $385,067 in 2017. There were more new listings, from 439 in 2016 to 451 in 2017, and only 7 fewer homes sold. We ended December 2017 with 43 active single family listings and 1.39 months of inventory, indicating Lompoc is currently a market with lower than average inventory that is favoring sellers.

I took a look at the numbers for Santa Maria real estate in 2017. There was a lot of new listing activity and an increase in the average home price. In Santa Maria there were 1,119 single family home listings hit the market in 2017, slightly more than the 1,103 new listings in 2016. There were slightly fewer sales, just 895 in 2017. In 2016 948 single family homes sold. The average sale price in 2016 was $388,538. In 2017 the average increased to $411,484, a 5.9% increase in just 1 year.
