Today on Surreal Estate we will be discussing what possible outcomes there are for buyers after submitting an offer on a property in a multiple offer situation. We’d like to provide some insight into strategies that both buyer’s agents and listing agents are using in these scenarios. And of course, we will do a quick discussion on where the market is in San Carlos, Belmont, and the mid-peninsula.

It’s hard to believe but Q1 is over. It’s been a spicy start to 2021! And it feels like the last week has been the spiciest of all! We appear to be in new territory for home values in San Carlos, Belmont, and the mid-peninsula. We will take a look at price over a 5 year period and see what the numbers say about 2021 relative to previous years.

It’s really feeling like Spring is in the air! We will take a quick look at how our Spring market is shaping up and then dive into something known in our real estate world as the Market Conditions Advisory. We will discuss what the reality of our market is like and how we mitigate risk for our buyers in waiving contingencies in order to be competitive in a multiple offer market.

Today we are going to talk about appraisals and the appraisal contingency in the purchase contract. Lorenzo Gueco is my co-host and he was a residential real estate appraiser for 11 years before becoming a licensed real estate agent so he brings a wealth of experience to the Vandervort Group. Of course, we will also do a quick look at what is happening in the San Carlos, Belmont and mid-peninsula real estate market. We’ve got both bad news and good news.

An interesting opinion article was published by Bloomberg on December 1st entitled Homebuyers Brace for Pain in a Post-Pandemic Market. Definitely a great topic for us to talk about on Surreal Estate. Things have been surreal, they may be getting more surreal.

Today Surreal Estate has another guest Realtor - Jeff Hamilton - of the Overall Hamilton Group in the north Tahoe/Truckee area. As you may know, that area has been exceedingly hot since the pandemic hit. We look forward to talking with Jeff about his insights into the Tahoe market!

I get it. Zillow is interesting. I use it a lot as both a consumer and as an agent to see what my clients are seeing. But this graph is a perfect example of why you need a professional that is an expert in a geographical area. There is no way this graph is accurate. My guess is that Zillow did an algorithm change, realized it was incorrect and then changed it back. Just always hire an agent that has a good reputation in your area of focus and one that you trust.
