Did you know that you don’t need to have 20% down to buy a home? YES it’s true! The typical down payment on a home is 7% for first-time home buyers and you can even put down less depending on the type of loan you are qualified for. For some conventional loans or FHA loans you can put down as little as 3-5%. VA and USDA loans usually don’t require a down payment. There are also some first-time home buyer programs that can provide assistance to further reduce upfront costs. If ...you have 20% to put down then go for it. But if you don’t, then don’t let that hold you back. If we had personally waited to have 20% down when we bought then we may have paid more in rent and we wouldn’t be living in a home where we’ve built equity that we can use toward a larger down payment or pay cash for our next home someday. Talk to a lender today to see what you qualify for and take advantage of these crazy low interest rates!

Is it the weekend yet? So ready for some down time and cooler weather! Also, wanted to show off a random before and after of our kitchen. When we moved in years ago it had the tiny white tile counters and Golden oak cabinets with allllll the white appliances. After living here a few years we were able to make it our own with new countertops, backsplash and staining the cabinets. I really, really, really wanted white cabinets (still do some days) but I knew they wouldn’t hold... up as well with kids and pets so we stained them dark! We used gel stain and they’ve been stained for almost 3 years now and still are in great shape! I highly recommend gel stain for an affordable and durable update to your cabinets. So the next time you’re house hunting and you don’t like the cabinets just know that they’re an easy fix. It’s important to have a vision when house shopping because 99% of the time a home won’t be exactly how you want it unless it’s new construction Thanks for coming to my Ted Talk
