Over the last month or so homes have been slightly less competitive for buyers. In some cases my clients have gotten their offer accepted without offering over asking which was the norm for the previous months of 2021 prior to May. Having fewer multiple offers is a symptom of slowing. Keep in mind that we are still seeing some of the highest levels of multiple offers ever; however, the numbers have been slightly lower for two months in a row. So clearly competition has begun to pull back slightly (which is what we’d expect to see at this time of year). Will there be a Real Estate Market Crash in 2020/2021? I get this question from my clients at least a couple of times a week and the answer is simple: NOBODY KNOWS! ... However, I figured I would share the main reason I personally don't believe there will be a Real Estate Market Crash anytime soon: (LOW INVENTORY!) The graph above shows the supply of homes available from April of 2005 until June of this year for all Single Family Homes in California. Unlike in 2006-2009 the housing market is under-built rather than over-built. We simply don't have enough homes to meet demand for the amount of motivated buyers in the market. In other words there are more buyers at the moment than there are sellers. The majority of my colleagues and I don't foresee a Real Estate Crash anytime soon. There is Extremely Low Inventory, Far Better Lending Standards, and Many Government Protections for Real Estate Home Owners and Future Buyers. The world has learned a lot from the last Housing Crisis so there are more protections to prevent one like the last crash from happening. The Real Estate Market and the Overall Stock Market fluctuates and can drop at any given time but in the long run they will always go higher and higher. If you can afford to stay the course and hold onto your investment through any type of dip, history shows that you will come out on top. My advice is to get in the Real Estate Market sooner rather than later. There is an old but very true statement Don’t wait to buy Real Estate, Buy Real Estate and wait! Yosemite was INCREDIBLE! Hiking up the Mist Trail and seeing the beautiful Vernal Falls and Nevada Falls was my highlight.
