My record still stands!!! I just checked right now and I still have the highest sale price for any 2 bedroom unit in this complex of all time! The second highest is from 2005 and its $16k below mine and the next highest from this year is $21k (over 5%) below mine! I may be insanely meticulous about how my listings are released and marketed but it definitely pays off! The best part is that we were able to negotiate the sellers replacement property below asking plus a closing c...ost credit that made her replacement home the second lowest price sale in her neighborhood this year even though the upgrades to her home cost more than if we negotiated the lowest priced home that was all original. I literally crunched numbers for 8 hours last night to try and prove the California Association of Realtors wrong about their 2018 home pricing predictions and I ended up coming to the same conclusion as them. I looked at all the homes that are listed because the homeowner couldn't make the payments in Riverside, and Orange County and I found that most of them were left over from the people who made mistakes during the last peak and have been barely holding on this whole time.... Also, the number of homes listed because of default is down in general. I wasn't sure if I believed this information in, so I took a sample neighborhood in Anaheim, analyzed every purchase price and mortgage and found that 8 out of 23 homes were mortgaged higher than their original sale price but only 1 out of 23 actually owed more than what the home was currently worth and has never missed a payment. 2 out of 23 had paid off their home entirely. The statistics for Riverside were actually even better in the sample neighborhood, with no homeowners owing more on the house than what it is worth, most of them owing less than half of the current worth, and more of the homes being paid off. Then I compared mortgages. A home in my sample are in Riverside in 2006 was worth $568k, which would give it a monthly mortgage payment at that time $3,495 (PITI) based on 20% down and a 6.6% interest rate, whereas that same home now at $415k would have a mortgage payment of $2,097 (PITI) based on 20% down and a 4.5% interest rate of today. In other words, if people keep paying their payments which are $1400 cheaper than they were in 2006, I think that families waiting for a crash to buy a home may be very disappointed for a while, unless everybody loses their jobs, in which case you won't qualify for the home in the first place (that's why they were cheap when it crashed.)
