wow won’t last long

Is this crazy housing market starting to slow? Some thoughts on my blog today. Anything to add?

More listings? We definitely have more listings today compared with a few months ago in the Sacramento region. 1) At any given time we basically have closer to ...1,500 instead of just 1,100. We've been seeing a seasonal uptick of listings these past few months and that's welcome news for buyers. 2) The bad news is the number of listings is still not even half the normal amount. 3) However, one reason why we have less actives is because SO MANY listings are in contract already. In other words, because so many properties have a pending status, that naturally decreases the number of active listings. All I'm saying is when we take a snapshot of the active market like the image below, it's important to understand this. 4) Ultimately it's still aggressive out there. We have less than three weeks worth of listings and half of all pendings got into contract in six days or less over the past two weeks. Stats are still on steroids. So despite an increase of listings we really haven't seen any sort of big cooling (some agents are reporting slight cooling). What are you seeing out there? Any thoughts?
