What’s going on in the market: Homes in the San Fernando Valley are still being bought and sold. Homes that are really nice and show well are still being bought with multiple offers about asking price. The major difference is that the buyers out now are serious buyers and multiple offers might only mean 2-3 offers vs 8-9 offers like previously. Home-buying demand has recovered and is now in growth mode; it’s 16.5% higher than it was in January and February, even after accoun...ting for the usual increase in demand during the spring. Mortgage rates are near historic lows with 30-year fixed rate mortgages averaging in the low to mid 3's and 15-year mortgages around 2.875%. More new listings hit the market in the seven days ending on May 15 than any time since the end of March as some sellers gain confidence they can sell their home successfully.
