Should I buy now Or should I wait??? The truth is the answer is different for everyone How can this be you ask Well let me explain... Buying a house is an emotional roller coaster I know when my wife and I bought our first house and then the second we had a crazy amount of anxiety, stress and started asking each other a bunch of questions like. Are we paying too much for the house? Should we wait for prices to come down? Are our finances in order to take care of the down payment and closing costs? Should we Max out our budget and buy in a really nice neighborhood? Should we figure out what monthly payment we are comfortable with and stick to that purchase price? And the list goes on Then we started to ask our friends these same questions we have been asking ourselves and each other. Boy was that a mistake Some of the people we know that owned a home gave some good constructive advice. Others, should have never been asked at all due to the fact that they have never been homeowners. This group seemed to have all kinds of advice and thought it was never the right time to buy a house. And to this day they are still renting and paying someone else's Mortgage That reminded me of how all of these broke people have all kinds of advise on how to make millions of dollars.... Anyway back to the story. In both cases we felt we had to do all of our own research because our Real Estate Agent’s didn't have their shit together. Once we found the house (the homes we purchased were not even houses they sent us the info on, if we were not scouring the internet ourselves we wouldn't have found them) They didn't provide us with the information we needed to make an informed decision on buying our house, we were told the offers we made were too low and would never be accepted and the agent was even hesitant to write the offer (which got accepted in both cases), we felt pressured to buy the first few houses we looked at, even though we didn't feel they were a good fit. This is supposed to be an incredible, fun and exciting experience that few people only have once in a lifetime. Don't get me wrong there is a level of stress that comes with the buying and selling of a home but it would have been nice to have some of that pressure taken off of us so we could enjoy the process a bit more. So guess what I decided to do I went to school to get my Real Estate license shortly after my wife and I bought our 2nd house. I was a contractor for over 22 years and I wanted to make a difference in this industry and help people make educated decisions with the data that's available, help clients see the potential of the house in ways that someone without that construction experience could not, make sure the house they want to write an offer on is the right fit for them no matter if it is the 1st house we see or the 15th, to be comfortable with their monthly payment and to make sure they have the extra money in their budget to do what makes them happy. A lot of my clients are not ready to buy when we first talk and that is OK, but if they are serious about buying a home we figure out a road map to home ownership and if they follow the path they are usually ready in about 6-12 months and when they are ready, I am too. I have been around the block a few times helping my clients buy and sell Real Estate and over that time I have honed the process that gets my clients offers accepted more than the average agent, I have a team that keeps all of the documentation in order and make sure no detail falls through the cracks and I have selected vendors that are second to none in their industry that will help us with solutions for any situation that comes up during the transaction to lead us to a successful closing. For my clients that have sold their properties with me, they have had the opportunity to see first hand our Amazing Marketing Program that is Second to None that draws the right buyers to their property and produces multiple offers. Then the negotiations come into play, I love negotiating on my clients behalf and get my clients the most money possible with the best terms. Both of these produce this final product: I get my clients homes sold in record times for record prices. Like a lot of my clients he is not comfortable with the payment at the high... end of his approval so we discussed what payment he is comfortable with, figured out the purchase price and we are now checking out places in that price range. I met Jason in Taft to look at 6 homes on Saturday. I showed up a bit early and had the opportunity to check out this small town and learned a few things. I love going to new places and learning about the towns history, what they are known for and meet new people.
