The true cost of a roof may be less than the initial cost. A homeowner should consider how long the roof will last. Clay and concrete tile roofs cost more than asphalt, for example, but may last a decade or more longer.

When hiring a roofing contractor, ask for a written estimate detailing all work to be done. In addition, ask for a good workmanship warranty. Reputable roofing contractors will not think twice about providing these.

Inspect around any penetrations to your roof (skylights, solar tubes, vents, etc.). Repair any broken or cracked shingles, cracked caulk or caulk that has pulled away from the penetration. Springtime is a good time to have a roofer conduct this inspection.

One of the most important parts of a new roof is the warranty. Roofing contractors can explain the terms of the warranty for your particular roof, including the regular maintenance necessary to keep your warranty in force.

One roofing term to know is flashing. This is the piece of metal that prevents water from seeping into the seams of any protrusion on the roof. This would include any chimneys, vent pipes, and/or vertical walls.
