Home inspections are an instrumental part of the homebuying process that can help uncover deep-rooted problems. Here are 5 reasons to have a home inspection before you buy: 1. Don’t Judge a Home by Its Facade even for those buying a newer construction. No matter the age of the home, there can be costly troubles unknown to the average buyer. Problems with wiring, plumbing or structural issues not be visible and you’ll want to get an expert opinion. 2. Home inspection costs var...y depending on size and age of the home. but those who skip out on the expense may realize in a few years that an inspection is much cheaper than rewiring the entire house. 3. One of the advantages of having a home inspection performed before you buy is the power it might give you to negotiate a lower price. 4. The buyer can request the seller to make the repairs necessary before closing the sale. If the seller is unwilling to complete the repairs, estimate the cost and ask them for a credit at closing instead. 5. The most important reason to have a home inspection is to know what you’re buying. Research your potential home like you would any other major purchase so there are no surprises later on. Also remember you can have as many inspectors as you please that specialize in different areas of construction, such as the roof, foundation, mold experts, plumbing, electrical, etc.

Do I think mortgage rates will be higher a year from now?... From a purely financial standpoint, if the answer is ‘yes’ to either question, you should strongly consider buying now. If the answer to both questions is ‘yes,’ you should definitely buy now.

Always prepare for a showing appointment. Before I show a property to my buyers: - I research the property or properties on the MLS and read all the information about the property to become familiar with the home’s features and surrounding area. - Print out copies of the MLS Listing Sheet and comps recently sold or on the market. - Determine the order of my showings usually based on location, price or showing availability.... - Confirm with listing agent and my buyer the scheduled showings and add them to a shared calendar. - Bring a clipboard with the MLS sheets and a pen to make notes or questions... such as is this property located in a flood zone? - For second or third showing appointments I’ll bring measuring tape, flashlight and even a phone charger to check that electrical outlets work properly. - Last but not least, I always bring hand sanitizer, wear a mask and business cards to leave at every property. Following up with an agent and giving them constructive feedback is always appreciated!
