Observations and Advice to Flippers: As a realtor in Los Angeles I have spent the last year looking at houses in central Los Angeles and the surrounding areas, and have learned some important insights for you contractors who do home remodel and flip projects. First of all, I love what you do and want to see you succeed, but I feel like almost all of you are missing a major point! The best advice I can give you is to call one of your realtor friends and ask to look at some o...ld inspection reports. I see the same issues over and over again. Foundation cracks, active termites and lingering damage, drainage, mold, roof issues, crawl space and attic ventilation problems. So many houses with various levels of skill and craftsmanship on the remodel and yet many of these issues come up over and over again. It doesn’t matter if you spend 50 dollars or 50,000 dollars on counter tops and tile if the house gets a bad inspection report. That report then becomes a material fact that can end a deal, cause a massive repair request, and MUST BE DISCLOSED to the next buyer if it falls out of escrow. If your already have the house half gutted, and plan to spend big money, why not budget these things and get them done while you’re there? Believe me, I understand the budget concerns. Construction is expensive and seemingly never ending, but you will thank me one hundred times over when your buyer doesn’t have a meltdown over these reports. California, and most of the US will not let things like mold, termites, leaking roofs, inadequate drainage, asbestos, and foundation damage slide. These things must be disclosed and in many cases must be repaired. Even in a house being sold as is! The buyer can opt to sign off on those things, and often will if the house is a fixer upper and a good deal, but if you are selling a remodeled home, why not finish the job? You would be better off cutting corners on some the cosmetics. Trust me, half of the buyers out there are going to rip out the counters and re-do them their way anyway! Foundation bolting is not required, but it sure makes buyers happy when they see it. It is not hugely expensive if the foundation is in reasonably good shape. Many flippers have their own crew doing the work. Even better! If you train them to look for these issues and cure them as they go, it is a heck of a lot easier than going back after the fact, or even worse; losing a buyer. Even if it costs more than you planned on spending, its money well spent! The aggravation you will save in escrow will be worth it’s weight in gold! My 2! See more
