As of now it’s a seller’s market. Low inventory in homes for sale right now. Pending is when a seller has accepted an offer from a buyer. Although, the property hasn’t been sold or closed yet. You might have a shot to be the new buyer for home. Let your real estate agent contact the listing agent.

It's a bidding war due to a seller's market. Buyers are competing against each other for the same property. Each buyer would go beyond the listing price to have a shot at winning the home. Then the seller decides the best offer. The seller doesn't always aim for the highest offer from buyers. He can go for a cash buyer. ... Let's say the home is listed at $450,000. A buyer offered $490,000 on a FHA loan. Another buyer offered $440,000 in cash. The seller chose the cash buyer. Buying cash for a home is a "done deal." No need to get an approval for a loan. You can still buy a home though due to an all-time low in mortgage rates. You'll never know unless you try.
