Have you heard about all the Different ibuyers/ Instant offers It sounds So convenient and hassle free, but do you really think you can make what you could with a traditional agent? Most ibuyers charge a Service Fee in addition to the commission. That Service Fee range from 7.3-9% of the Sale.... On Average ibuyers require more inspections and repairs to be done which is extra $ out of your proceeds. You have no negation power with the offer price. When you sell your home to an ibuyer they pick the purchase price and you miss out on more opportunities within the market Even though you don't have to worry about days on market, or the inconvenience of people walking through your personal property, one can see you aren't getting the true value out of your home. Having a traditional agent gives you more negotiation power and someone who will walk with you giving their expertise advice. It was a busy weekend but my buyers did a thing After searching for a home we finally found their home sweet home I could tell immidiatly when they walked in the door they felt at home and it checked all the dots with multiple offers on the tabel, we strategized a strong offer that got us accepted with no counters ... It can get discouraging as a buyer in this market to get defeated with multiple offers and getting bid out. I found it so encouraging when I read this Keeping Current Matters found 42% of all homes are owned ‘free and clear’ and $177,000 is the average equity of mortgaged homes This is great news Many people have been questioning whether the staggering unemployment rate will create more foreclosures in the market to come but because of the amount of equity home owners have it will be much different than what we saw during the Great Recession. The December 2019 Months of Inventory based on Closed Sales of 1.4 was decreased by 33.7% compared to last year and down 26.7% compared to last month.
