Kitchens sell homes When getting a home ready to hit the market, it will pay off for you to focus on the kitchen! Think about it; the bedrooms are important, a nice yard is great, but where do people usually spend MOST of their waking hours in their home? Yep - where the food (and drink) is!! You’ll want to AT LEAST clear off the counters and clean really, really good. Do what you can to make your kitchen feel as spacious, functional, and inviting as possible. A vas...e of flowers never hurts! If you’re wanting to do more, consider refinishing or painting the cabinets, adding hardware, replacing faucets (and sinks, if needed), and putting in new light fixtures. Two years ago today I passed my real estate licensing exam! I crammed for about 3 weeks before the test (I know I should have started earlier) and I was really hoping to have a lot of equation questions regarding loans and financial analysis because that was my strong point! Well, I drove down to Sacramento super early in the morning, hit crazy traffic, and thought I was going to be late and miss my test. I made it just in time, and there was exactly ONE question on the ...entire test about financial analysis. I finished the test, took the envelope that they give you that says inside whether you passed or not, and went to my car. I sat there for about 10 minutes checking my phone (I was just procrastinating opening that envelope) and then I called Thomas. He answered and said sooo??? And I said I don’t know I still haven’t looked! He finally convinced me to open it, and I PASSED!!! I hung my license with Keller Williams 6 days later and have never looked back. It’s been a challenging two years, and I’m so thankful for the unmeasurable amount of support I’ve received from Thomas, and friends and family along the way. I love being a Realtor, and am so proud of myself for finally taking that leap of faith two years ago. Market update 2-8-21!

Buying a Single-Family Home vs. Buying a Duplex! I posted an IGTV on this, and now I wanted to share some numbers. Both of these examples assume FHA financing! A few things to know about FHA loans: 1 The F does NOT stand for first, it stands for federal, and these loans are NOT just for first-time buyers! 2 FHA loans are easier to qualify for than conventional loans... 3 There are loan limits for FHA loans. For a single-family home the limit is about $356,000, which is why my example shows a purchase price of $369,000. Unless you have a higher down-payment, that will be your max purchase price if you need to use FHA financing. The limit is much higher when you buy multiple units!
