This house:... - Feb 2019 - Sold $590,000 - Feb 2020 - Sold $660,000 - Feb 2021 - Listed $750,000. We offered well above list price and we hope it’s enough! Once this home sells, prices will go up again, and IT'S ONLY FEBRUARY! Multiple offers, well above list price are happening all over the country. We can't continue this drastic rise in prices so what’s going to change that will make the market shift? It will be the rise in interest rates. When interest rates rise: - For sellers - there will be fewer buyers which means it won’t be as much of a seller’s market. - For buyers - price increases will slow down, but you will be paying more in interest every month for the life of your loan This really is a great time to sell. Inventory is extremely limited and buyer demand is incredibly high. If you’ve been holding off buying, are you waiting for prices to fall back down? What is the good deal you are waiting for? I know it's a competitive market, but the price is not going to depreciate back to $650K or $590K and projections would make it worth over $810K next year. Some of my thoughts/insights: Mello Roos was collected for a middle school to be built, however, it was deemed no longer needed,... The Mello Roos collected had been re-allocated to projects within the district and wouldn't be returned to the residents Why was a middle school no longer needed? Is it because housing pricing made the area less affordable for families with younger children? Did you know 40% of housing costs are due to fees/regulation/litigation costs? Interesting that lease revenue can be used differently than profits from a sale of the property
