Houston, we have a problem.... Here's what pending contracts look like right now by the week. There was a sharp decline at first when the pandemic hit and these... past 3-4 weeks we've seen a surge in new pendings. This shows buyers are getting used to the pandemic. The problem though is the rate of pending contracts looks to be outpacing the rate of new listings hitting the market. So inventory is really tight. In other words, we need more supply because demand is there. Sellers, did you hear that? If you feel safe to list, there are lots of eyeballs on the market right now. This doesn't mean you can price however you want though. Keep in mind this chart only includes the last full week and this week looks like it's going to be higher. Any thoughts? UPDATE: I reported this trend yesterday morning, and now things have evolved. Yesterday sellers ended up hitting the market in a big way. In fact, we ended up seeing the most listings we've seen in a day all year long. Your move buyers. Let's see how you respond this weekend.

Everything is getting multiple offers, right? Nope. It's easy to think we're in an aggressive market with multiple offers galore, but that's not true. When look...ing at thousands of current pendings, 59% of homes have only one offer while 20% have two offers. Thus 79% of properties in contract right now have two offers or less. My advice? Price realistically for today and you might get a couple offers. But you might only get one. I've been telling sellers if they get a strong offer it's a good idea to accept it rather than wait. We're just not in a market with lots of offers. Oh, and if you overprice you likely won't get any offers at all.... Thoughts? See more
