We are still in a seller's market this means sellers are receiving multiple buyer offers for their home sales. SELLERS: Thinking of relocating to be near families or thinking of downsizing? To lock-in and preserve your home equity, now is the time to sell to get the "highest" sale price for your property.... BUYERS: When you overbid the fair market price (appraised value) for a property, this means your lender would still make a loan to you for up to the appraised value. However, you will need to bring in cash to cover the difference (offer price minus appraised value = cash). Or, send a buyer's counteroffer based on appraised value; or, maybe wait until 2021 for potential higher inventory and, mortgage loan rates are projecting to stay low through 2021.
