Now chances are there could have been a slight difference in the mortgage vs rent payment to start out with. But as the years went on and the market continued to inflate, Joe’s fixed rate mortgage pret...ty much stayed the same. Just a small piece of why I love my job. I am absolutely fascinated by historic buildings and the beautiful craftsmanship they put into the homes. It was so much fun touring this 1923 home. It had all the charm in the world! The pictures and videos do not do it justice!

It would make total sense to think that purchasing a home would become less affordable as home prices continue to rise. Well I have good news for you! While home prices have risen for 97 consecutive months, the record low rates have made purchasing an average home the most affordable it’s been since 2016. The average median monthly income to make the mortgage payment on an average price home stood at 25% from 1995 to 2003. It now stands at 19.8%! And the monthly mortgage ...payment for the average priced home is down 6% from this time last year. That’s potentially a couple hundred dollars a month! Despite the increase in value! Nationwide, on average a home buyer can now afford nearly $32,000 more home than they could at the same time last year, while keeping their monthly payment the exact same. Let’s talk about the market. There are more buyers looking for homes to purchase then there are sellers willing to sell them. This is creating a major sellers market. So why is inventory so low? There’s a few determining factors, an under supply of newly constructed homes. Sellers pressing pause on moving plans because of the health pandemic. And the main key factor, homeowners are staying in their homes longer which is contributing to the shortage of houses for sale. In the ...2019 profile of home buyers and sellers, NAR explained that After 2008 the median tenure in the home began to increase by one year each year. By 2011 the median tenure reached nine years where it remained for three consecutive years and jumped up again in 2014 to 10 years. So why are homeowners staying put longer? They’re aiming to recoup their equity! Luckily with the strength in the market over the past 10 years today’s homeowners are in much better equity positions. Now is a fantastic time for homeowners who are ready to make the move. Especially while buyer demand is so high and inventory is so low. It is a prime time to sell. it doesn’t end there. With the historically low interest rates there’s an opportunity for sellers to maintain a low monthly payment while getting more house for their money. Think, move up opportunity. More square footage, or finding the features you’re really looking for rather than doing costly renovations. So it’s clear there are simply not enough houses for sale today.
