The biggest & best in the neighborhood. Before you add on or upgrade with gold fixtures it's a good idea to determine where your neighborhood property values top out. Property values are determined by "comps" in your neighborhood. Sometimes dollars spent are not fully recaptured and transformed to equivalent added property value.

Current listings could make or break your deal. Most lenders want to see at least one or two pending sales or listings. Appraisal Tip - No permits = No value. Here's what happens: The appraiser meets Mr. Homeowner and inquires about the family room addition. Mr. Homeowner says he has permits, and has lived there 20 years. It does not matter weather is 20 years or days. If no final permits are with the city, the addition does not count towards value. Have the permits available before the appraiser arrives.

Dress your property for sucess! When the appraiser comes for the appointment, he/she will be taking photos of the front, rear, and interior of the property. Mow the lawn, fix the broken window, take the cars off the lawn, pick up the laundry and clutter, etc. You get the picture! Photos can make or break a deal in the eyes of the reader, which is the lender!
