Historic 103 year old carriage garage gets new shoes, new life, and new purpose!. Preservation and restoration of this ADU conversion was of the utmost priority and will soon meet today's building code. The 295 square foot little landmark home built in Carol Park, Long Beach will last for many years to come. Look close and you'll see a floating building held up by temporary framing. Once the foundation is complete we'll bolt it down.

Inches turn into yards when building an ADU! Here we are staring at a concrete slab and marking the placement of interior walls. Moving a wall just an 1 between a master bedroom, bathroom, and laundry could allow for a larger or smaller usable space, doors, cabinets, moldings, and other details. The chalk lines on the slab represent the location of other new walls.

You just can’t wrong with a timeless and contemporary design. This well thought out new elegant bathroom features white custom cabinetry, hexagon marble tile, brushed nickel handles and pulls, solid surface marble countertops, a large medicine cabinet with three storage areas to choose from, vertical tube sconces, and a light tan/brown wall paint that compliments the space and provides just the right amount of color tie it all together.

Tangerines and oranges from my fruit trees, reused plastic to-go bags, and a hand soap spritz for my neighbors who walk by. Even though we are apart, try to remember we are all in this together and need to do what’s within our power to help and protect our neighbors and community. Try to accept things for what they are. Try not to live in fear. We are not prisoners to this virus and will persevere.

A funky gothic half bathroom with a cool built-in sink. The gigantic wall sconce above the toilet and wood paneling has me tripping out. I’m thinking we turn this more into a mid-century modern and take away some of the focus on the toilet right when you walk in and bring life to the sink. We remove the wood paneling, restore the original plaster walls and paint them white, terrazzo floor tile, a retro pendant light that hangs from the ceiling, and add a big splash of color ...above the toilet with classic mid-century artwork that has oranges, blues, and wood accents. What do you think of the idea, a typical contractor would just demo everything and start from scratch? @ Bluff Park, Long Beach, California

The cracked cement streets of Long Beach evoke nostalgic memories of running around barefoot to and from the beach during summer break. Many people want these streets repaved, but I think they’re cool just the way they are and add character to the community. This is a picture of Mid-Century Bungalow we added a 2nd story master suite to almost 10 years ago and it is still looking great. Now we are building a room addition with a master suite directly across the street. I’m grateful to have grown up in the area and work on these old homes.

Working as a gondolier during my college years helped shape my approach in how I connect with my clients. I learned how emotions drive people. I participated in countless wedding proposals, anniversaries, birthday parties and family outings. Fast forward to today, as a design-build general contractor I have now become entrenched in people’s lives, often times for 1-2+ years. My clients motivation to remodel or build a home is almost always driven emotionally. I’m most often ...hired to transform a home to be functional and beautiful and empower change within a family life. Understanding how my art moves people is one of the most rewarding aspects of my job. As a gondolier I also learned how to become a really bad opera singer, I was even told many times I should go on American Idol. Tonight the LB city council will vote to lower the minimum lot size requirement for Accessory Dwelling Units from 5,200 square feet to 4,800 and eliminate parking requirements. Passing this ordinance will help more homeowners build backyard homes and address the affordable housing crisis in Long Beach. Hopefully more LA and Orange County cities will follow suit.

Building a backyard home may get easier. Here are three bills to propel the construction of Accessory Dwelling Units and help solve California’s affordable housing crisis. SB 13 (Wieckowski) Accessory dwelling units. Limits fees and restrictions on building new accessory dwelling units. For example, ADUs created by converting a garage would not be required to have replacement parking.... AB 68 (Ting) Land use: accessory dwelling units. Eliminates minimum lot size requirements for adding an ADU. Also requires proposed ADUs to be approved or denied within 60 days. AB 69 (Ting) Land use: accessory dwelling units. Would create new building code standards for small homes under 800 square feet, allowing greater cost efficiencies

Shower trench drain with a minimal curb/dam. Details: 1. Perfectly placing the trench drain so the wall and floor tile will look seamless. 2. Recessed lights punch holes in your home and increase your heating and cooling bills. All the little holes in a recessed light housing leak conditioned air from your home into your attic. The holes may seem small, but when you add each fixture together (most homes have many) the tiny holes add up to one big hole. These lights also can’t be covered with insulation because it can cause the bulbs to overheat and an electrical short. ... LED lights with an integrated trim ring and gasket will help considerably reduce the air movement but replacing the entire housing with one that is air tight is the best option.
