Congratulations to my seller! Thank God! We successfully completed the perfect transfer with $2.57 million in cash! From confirming the listing to moving, cleaning, repairing, staging and -photographing, the work was successfully completed in 2 weeks. A total of 10-11 offers were received. The average bid for everyone was $2.38 million, but the miracle came at the last second. After multiple back-and-forth discussions, the last two buyers sent in offers with the number... that the owner was looking for. It’s amazing! This number exceeds our expectation! In the end, we sold it for $2.57 million in 15 days! Thank God for letting me set an impossible high record. The few houses just sold nearby were all around $2.22 million! I received an e-mail from an appraiser today and he wanted to double check if I put down the right sale price because it was so high! Sold! Sold! It’s very challenging to sell all 4 condos in this Fremont community. 3 out 4 were particularly difficult. For the condo pictured in the first picture, there were two buyers that backed out because their loans didn’t go through. Sellers agree to lower the asking price and a new offer came at a decent price; however, just about final sign-off, buyer’ loan officer was not reachable for an extensive period. The buyer didn’t have a place to stay because their landlord... already found new tenants and they were basically homeless. The initial closing date was moved from 45 days to 60 days. I also had problems reaching the selling agent until I sent the last warning email. It’s been an emotional roller coaster for everyone involved; especially, for the buyer who was a tenant then homeless then became a new home owner. The buyer wanted to pay my sellers to allow him to move in a day ahead of the final closing date and my sellers allow him to move in earlier without paying. There are still so many good people in this world! Finally the drama is over! My 4th listing closed smoothly and also broke my previous record of $560,000 in the community and sold 580,000 directly!
