What a lovely thank you note we received today from one of our favorite property management companies Powerstone Property Management. Last week Robert and I had the pleasure of hosting breakfast for the Powerstone Property Management team. We were warmly greeted by managers, associates, and the administrative team. It is always so nice to be able to shake the hands and see the smiles of customers we rarely get to see face to face. Area Drain F.A.Q!!! Q.) What does an area drain look like? A.) See the first photo in this post. Many times these drains have round plastic slotted caps covering the top of the drain pipe. Q.) How big is an an area drain? ... A.) Area drains ranging in size from 3" to 4". Q. What is the purpose of an area drain? A.) These drains capture surface water and carry it away from the property and out to the storm drain. Q.) Where are they located? A.) Area drains are located on the outside perimeter of a home. They can be inside planters, patios, driveways and pool decks. Q.) What causes the drain back up? A.) Roots, leaves, dirt & debris can become impacted inside the line causing it to restrict flow or even crack. Q.) Do area drains tie into the sewer? A.) NO. they tied into a storm drain. Q.) Are there other types of outside drains A.) YES. french drains, catch basin & storm drains. Q.) Can these drains be tested for proper flow? A.) YES. It is always best to test your drains quarterly with a hose. If you have sluggish drains or if they immediately back up, this is a sign that your drain needs to be cleaned. At Four Star Plumbing we do not recommend snaking these drains as the equipment can become stuck or damaged. Four Star Plumbing recommends Annual or biannual Hydro Jetting to ensure proper flow. Four Star Plumbing would like to remind all Facebook friends that the fall and winter months are a test for your area drains. During the summer months, drains can fill with leaves dirt and debris. This debris can obstruct the flow of surface water during heavy rains causing these drains to back up. Water quality has become a major topic of conversation these days. In the last 10 years the epidemic of pinholes & slab leaks along with other plumbing related problems has been linked to our water quality. Most recently residents of Southern California have become more aware of the impurities in our drinking/ bathing water. This increased concern has raised a greater interest in the need to purify our tap water. This is an interesting article from the University of Maine.
