Some things about mortgages don't really make sense or are just out of touch. So this is a new series I'll be doing primarily on TikTok talking about things I think are dumb about mortgages & why! First up is DTI requirements. I mean really 43% is the magic number for affordability? for everyone? And it's based on GROSS income not NET?! Someone who makes $10K monthly has way more left over than someone who makes $2000 monthly. And it doesn't take into account things like util...ities, maintenence, etc so someone could technically qualify for a mortgage but STILL live paycheck to paycheck on basic necessities! I really think we should move to what the VA uses which is a residual income model, based on household size & regional cost of living. This will let people who make more money qualify for more home and will stop people who don't make as much from getting into bad home loans. but what do YOU think!
