Had a great Christmas Present from FEMA. On Christmas eve I came home to find my approval letter for the latest LOMA I did for a client. I submitted a preponderance of data to justify my application but you just never know what the Feds are going to do (or when).

I am a Professional Land Surveyor in the State of California. I retired from SLO County Public Works Dept-Design Division after 30+ years. I have been in the Civil/Survey sector since 1976 and specialize in Autocad Civil 3d Design and Drafting, Right of Way and Boundary determination, Legal Descriptions and Mapping. As a Land Surveyor, I do mainly Elevation Certificates for flood insurance and Setback Certifications for residential construction. I am "Small by Design" so that I may fully serve my customers and be available on short notice. I also have an Architectural background and have prepared simple remodel/addition plans for myself and a number of clients.
