Market Report - Active vs Solds - Truckee/Tahoe One of the most talked about topics in real estate is still the high demand for homes, which is contributing to record median prices and fast market times. Here’s the latest information from the experts at Dickson Realty. There were 148 single family homes on the market and available for purchase (not in contract or escrow) at the end of September, a slight 4% increase from the end of August. At the end of September last year..., there were 225 available listings, so today’s inventory is down by over 34% from a year ago. In September of 2021, 131 homes came on the market, a 50% decrease from last year when 262 new listings came on. The strong demand from home buyers is putting most new listings into contract very quickly and still some with multiple offers. All of this causes prices to rise, but fortunately, mortgage rates are remaining near all-time lows, bringing some relief to buyers needing to obtain a loan. Sales in September totaled 104, a 21% decrease over August sales, and a 52% decrease from sales in September of 2020. Median sales prices, at $1,200,000, reflected a slight increase of 8% over August 2021, but a 36% increase over the same time last year, when the median price was $885,000. Even though there is less inventory coming on the market now, homes are still selling quickly. The push is still on for buyers to find homes prior to winter’s arrival. The average days on market increased from 22 days in August to 24 in September but still less than September of last year when the average days came in at 28. See more

Market Report - DAYS ON MARKET & MEDIAN PRICE - Truckee/Tahoe The housing demand in the Truckee/Tahoe region remains fairly strong, but sales seem to be slowing down somewhat, not selling quite as fast as we’ve experienced over the past year. But there are definitely still buyers anxious to own a piece of our wonderland. Here’s the latest info from the experts at Dickson Realty. The Average Days on Market increased from 16 days in June to 22 days in July, but this was a dramatic drop from August of 2020 when the average days on market totaled 46 days. The fast market represents a challenge for buyers but should not deter anyone looking to purchase a home. More homes should come on the market before winter hits, so the average days on market could continue to climb for a while longer.
