Initial Jobless Claims, which measures individuals filing for unemployment benefits for the first time, fell 3,000 last week to 787,000. Also, keep in mind this encompasses New Years' week, and many may not have been filing for claims. Continuing Claims, or those that continue to receive benefits, fell by 126,000 to 5.072M. The Pandemic Unemployment Assistance Claims, which gives individuals benefits who would not usually qualify, dropped by 70,553 to 8.383M. Pandemic Emergency Claims, which extends claims by 13 weeks after regular benefits expire, decreased by 293,000. This is likely due to those benefits expiring.

Pending Home Sales, which measures signed contracts on existing homes, were down 2.6% in November. This was lower than the 0.3% drop expected, but sales are still up 16.42% year over year. The month over month decline was not due to a lack of demand, but a lack of supply. Remember that the supply of existing homes is down 22% year over year, if there were more homes on the market, there would be even more sales. Nonetheless, it is still impressive that sales are up 16.4% year over year with inventory down 22%.

Initial Jobless Claims were released this morning, showing that individuals filing for unemployment benefits for the first time last week remained around 751k, but there was a nice improvement on Continuing Claims, or those that continue to receive benefits. That figure improved by 540k to 7.2M. This is a big improvement, but remember that after people run out of continuing benefits they can apply for PEUC (Pandemic Emergency Unemployment Compensation), which extends their benefits another 13 weeks. That figure increased almost 300k, so the drop in continuing claims is not as good as the headline would lead you to believe, but moving in the right direction.

The Federal Housing Finance Agency (FHFA) has announced that the maximum conforming loan limits for mortgages acquired by Fannie Mae and Freddie Mac in 2021 will increase for San Diego county.

The Case-Shiller Home Price Index, which is considered the gold standard for appreciation, showed that nationally there was a 7% annual gain in September, up from an already strong reading of 5.8% in August. The 20-city Index rose from 5.3% to 6.6% year over year, with all of the cities showing strong gains. Phoenix, Seattle, and San Diego reported the highest annual gains among the 20 cities. Phoenix prices rose 11.4%, followed by Seattle with a 10.1% increase and San Diego with a 9.5% increase.

Market Wrap Update Existing Home Sales, which measures closings on existing homes, were up 4.3% in October, which was well above expectations of a 1.2% decline. Year over year, sales are up 27%, and the level of sales is near the all-time high set in 2006 when there was twice as many homes for sale. And speaking of inventory, it is down 20% year over year with a record low 2.5 month’s supply. If there were more homes for sale, sales would likely be even higher. ... The median home price was reported at $313,000, which is another record and up 15.5% year over year. Diana Olick finally got it right in her report this morning, noting that it’s so high because more higher priced homes sold. In fact, million dollar homes, which may sit on the market often times, were flying off the shelves. There was twice as many that sold compared to last year. First Time Home Buyers moved up from 31% to 32%, even with the stiff competition for homes on the lower end. Make sure to market to them and explain they don’t need 20% down. Cash buyers increased to 19%, likely to compete in this market. The only way to beat a cash buyer is to offer more Use the Bid Over Ask tool on MBS Highway to help your customers decide if it is a good decision. Homes were only on the market for 21 days on average and 75% of them sold under 30 days. The other 25% were probably not priced realistically If the home is priced correctly, it’s selling and it’s selling fast. Initial Jobless Claims were released, showing that individuals filing for unemployment benefits for the first-time last week remained somewhat stable at 742k. Continuing Claims, or those that continue to receive benefits, improved by 430k to 6.4M. This number has been improving in the past few weeks, but we have to remember that when regular benefits expire, you can file for PEUC (Pandemic Emergency Unemployment Compensation), which extends their benefits another 13 weeks. That figure increased 233k, so the drop in continuing claims is not as good as the headline would lead you to believe, but still good by about 200k. It should be noted, however, that we don’t know if these individuals are going back to work or if their benefits are just expiring. And with the recent shutdown announcements from many states, the Claims picture may start to get worse.

I know this is a difficult one, especially for me! At least 44 percent of household water usage happens in the bathroom and showering accounts for nearly 40 percent of that amount. Taking shorter showers is the most effective way to save water. Try to limit showers to five minutes or less; setting a kitchen timer will remove the guesswork. As far as tech goes, a new generation of EPA-certified WaterSense showerheads can help lower water consumption by 20 percent or more, without sacrificing shower quality.
