Enjoy the convenience of living in town. This well kept 3 bedroom 1 3/4 bath home is located in a good neighborhood and is close to everything. It has forced heating and air, the master bedroom has a walk-in closet, the other two bedrooms are good size, a large living room with a fireplace and electric insert, large fenced backyard, a 2 car garage with opener, washer and dryer connections (dryer can be 220V or natural gas). The kitchen is equipped with a 5 burner gas cook top and sufficient cabinet and tiled counter space. The front lawn is on automatic sprinklers and is maintained by a gardener. GranFondo pushes into high gear Saturday By DARLA A. BAKER Tehachapi News Tehachapi GranFondo.... What better way to gear up for the grueling 97-mile mountain bicycle ride than to load yourself carbohydrates at Tehachapi's Gran Fondo Pasta Fest? The city's very first Gran Fondo event will kick off Friday evening at 6 p.m. with the Pasta Fest to be held at the Centennial Plaza, a block away from the starting line of the Gran Fondo, until 8 p.m. Dinner menu will include made to order pasta where you can choose from three types of pasta and sauces, gilled chicken, italian sausage and vegetables, plus fresh baguettes, green salad, dessert and beverage for $25. Seating is limited to 180. Tickets are available online at tehachapigranfondo.com. Before the dinner begins, the Tehachapi Gran Fondo Festival will kick off in Centennial Plaza, located on Green Street next to the historic BeeKay Theatre, from 3 to 8 p.m. on Friday, and again on Saturday from 10 a.m. to 6 p.m. The festival will feature live music and entertainment to take place throughout the day. Food vendors will offer other delicious meal varieties, and a beer garden will feature local beers and wine. The public is invited to attend the free festival and meet pro riders who will be on hand to sign autographs and greeting fans. A free bike valet service will watch over your bike as you enjoy lunch and participate in the festivities. The Festival Expo will feature a variety of cycling industry exhibits and unique local vendors. A friendly kid's activity area will also be offered, providing entertainment for the whole family. According to Michelle Vance, the city's community outreach coordinator, a total of 625 registrants have already been received for the upcoming race, shattering all expectations for the premiere event for Tehachapi. Organizations throughout the city are partnering up to pull together the event, Vance said, including the Tehachapi Valley Recreation and Parks District and the Tehachapi Tourism Commission as well as a number of other organizations. "This event could not happen if it wasn't for our public safety volunteers," said Vance. Check in times for the race will be on Friday, from 3 to 8 p.m. at the festival, or on Saturday, the day of the race, from 5:30 to 6:30 a.m. Race start times will be at 7 a.m. for the Gran Fondo, Medio Fondo and Piccolo Fondo events, and 9 a.m. for the Fun Fondo race. What Are the Benefits of Renting Over Buying a House? Approximately two thirds of Americans choose to own their own houses. After all, home ownership is a key component of the "American Dream." While most people view renting as a stepping stone to buying a home, renting actually carries a number of benefits that can make it a much better choice than buying. Lower Monthly Cost... Renting often carries a lower monthly cost than owning a home. When you add up your mortgage, property taxes and insurance, rentals are usually cheaper, especially compared to a low-down payment mortgage that carries private mortgage insurance. Even after rents climbed while interest rates and home prices fell in early 2012, renting was still less expensive in most of the largest cities in the country if you planned to spend fewer than 10 years in your home. Lower Ownership Expenses Renting does more than lower your monthly mortgage cost, though. It also saves you money in other ways. Houses typically cost more to heat and cool, and they have lawns that you either need to mow or pay someone else to mow. Landlords have to pay to fix a leaky roof and swap out faulty appliances to make their rental units habitable. But, as a homeowner, those same repairs come out of your pocket. These additional costs frequently add up to hundreds of dollars a year. Conserve Your Down Payment Purchasing a home after the housing bust of 2007 typically requires a 20 percent down payment. With such a large sum of cash sitting in your savings, you may wonder what else you could do with that money. Homes typically are not good investments, appreciating at or slightly ahead of the rate of inflation. If you took that down-payment amount and invested it, you could end up much wealthier over time. Greater Flexibility What happens if you get a great job offer 500 miles away and you own a home? Or if you find out that you are pregnant with twins and live in a one-bedroom condo that you bought? With rental housing, you can move when your lease expires. As of July 2012, the unemployment rate hovered above 8 percent. With job opportunities scarce, the ability to relocate can be a blessing. And if changes in your personal life warrant a larger or smaller dwelling, renting makes it easier to move to a place that fits your needs.

Just Moved To Tehachapi? Looking For Something To Do? Brite Lake Fishing Derby is on Saturday, April 19 By Darla A. Baker, Tehachapi News... Fishermen lined the shore of Brite Lake during the 2013 fishing derby sponsored by Tehachapi Valley Recreation and Park District. This year's derby will be held Saturday, April 19, with a much higher water level due to water being stored to meet the needs of farmers in the coming irrigation season. File photo by Nick Smirnoff The Tehachapi Valley Recreation and Parks District will host its annual Fishing Derby at Brite Lake, located at 22902 Banducci Road, on Saturday, April 19. LeAnn Williams, recreation supervisor for the district, said the lake has been stocked with two truckfulls of Rainbow Trout. "The lake is full, full, full, not only with water, but with fish as well." Attendees will find that the lake is extra full of water as the Tehachapi-Cummings County Water District has been using it to store water so it will be available for farming throughout the coming irrigation season. Some areas normally accessible by vehicle have been roped off because of the high water level. The fishing derby opens at 7 a.m., with the weigh-in to commence at 1:01 p.m. According to Williams, prizes to be awarded will total $1,000, with tagged fish up to $500. All participants 16 years of age and older must have a valid California Sport Fishing License in their possession. Children under the age of 16 are not required to have a license to participate. The cost for the derby is $15 for adults, $10 for children. The Brite Valley Lake Aquatic Recreation Area is owned by the water district and operated by recreation and parks district. Brite Lake is also known as Jacobsen Reservoir in honor of Jake Jacobsen, a long-time member of the water district board who helped bring State Water Project water to Tehachapi. The lake offers year-round recreation including camping, fishing, hiking and wildlife viewing, as well as other regional events. The park offers both RV campground hook-ups and tent sites, as well as restrooms with showers. Picnic pavilions, fish cleaning stations and a dock are also available. Because Brite Lake is an important water supply source for the greater Tehachapi area, swimming and wading is prohibited. Sponsors of the upcoming derby include RST Cranes, Bank of the Sierra, Airstreams Renewables, Kmart, Amaysing Fish Bait & Tackle of Lancaster, Solar City and Albertsons. Reservations for campsites for the derby only can be made by calling 822-3228. All other overnight camping is on a first-come, first-served basis, and reservations are not accepted.

Local Water Agencies Launch Website to Help Residents Report Leaks By Tehachapi News A committee made up of representatives of Tehachapi's local water agencies has launched a website to help residents report leaks and save water.... Residents and water agencies alike are looking for new ways to conserve water by eliminating waste. This effort is partly in response to the Governor’s request to reduce water use by 20 percent, as California bears the weight of a historic drought. The Tehachapi Water Availability Preservation Committee, a group made up of water agencies in and around Tehachapi, has launched reportleaks.com, a new website to help in this effort. The challenge people face with leaks is noticing them, explained Tehachapi Cummings County Water District General Manager John Martin. The sooner you learn about a leak, the sooner you can fix it. That means less water wasted. The easy to use website allows users to report leaks at any time, day or night, and even attach photos. Users have the option of leaving their contact information, or reporting the leaks anonymously. Once submitted to the site, the leak report is sent electronically to the appropriate water agency. The site has also been optimized for use on smart phones, allowing users to report leaks on the go. This new website will help our community save water and money, said Golden Hills Community Services District General Manager Bill Fisher. It’s not about catching people in the act. We want to let people know about the leaks so they can be fixed before running up a water bill undetected. The average US household wastes 10,000 gallons annually to leaks, according to the Environmental Protection Agency. That’s enough water to wash 270 loads of laundry. Growing Trend Toward Previous Homeowners Choosing to Rent Dick Burke, senior vice president and general manager, Apartments.com, when discussing his company’s latest nationwide survey of renters, said there is a growing trend toward previous homeowners choosing to rent after carefully considering economic factors such as affordability, employment opportunities and unaffordable home ownership expenses. The survey shows that more than a third (35.1 percent) of the renters s...urveyed previously owned a home, and increase from 33.6 percent last year. At the top of the list for the reason for the change is better affordability and flexibility to choose location. Top five reasons previous homeowners are choosing to rent in 2013: Renting is a more affordable option: 22.2% (down from 26.3% in 2012) Flexibility renting offers in choosing where to live: 15.7% (down from 21.2% in 2012) Can’t afford to keep up with the expenses associated with home ownership: 14.2% (up from 10.5% in 2012) To relocate for employment: 13.3% (down from 20.5% in 2012) Lost home due to foreclosure or divorce: 11.2% (up from 5.9% in 2012)
