Who are We? ADU Gurus was founded to help property owners build an Accessory Dwelling Unit on their property. The State of California passed two articles of legislation, AB 2299 and SB1069 that took effect January 1, 2017. These laws forced cities to amend their ADU code to comply with state law. In effect, local governments have been charged with changing the way they allow for ADU’s to be built by relaxing the guidelines to build them. Every city and every county is differe...nt and each has interpreted their compliance accordingly. This can make the process all the more confusing. What can I build? How big can I build it? Where do I start? ADU Gurus helps answer those questions specific to the homeowner. The most important aspect of all is the encouragement to build an Accessory Dwelling Unit. When cities and counties relax, or loosen up, requirements related to the size of the ADU (more square footage is often allowed - up to 1200 square feet, in many cases), the Impact Fee Waivers (impact to city services, etc) of up to $20,000 - meaning you don’t have to pay them, are becoming more available. Also, many cities are offering architectural options that the homeowner can choose for their build - studio, 1, 2, and 3 bedroom options. If chosen, these pre-approved plans are then fast-tracked through the building department because, in effect, the city approved them already. ADU Gurus is led by Lisa De Jesus, a former Planning Commissioner with a local government with a degree in Public Administration. Navigating your local government’s ADU rules and regulations is something she is very familiar. As well, Lisa is a licensed California Real Estate Broker. Therefore, she can offer you valuation studies both before and after the proposed ADU build.
