The defeat of Proposition 21 came at a high cost with $85 million coming from opponents that included the largest apartment owners in the nation. "That money could have helped build more housing," AAGLA Executive Director, Dan Yukelson, said. "The proposal would not have created even one unit of new housing, let alone a unit of affordable housing. Had Proposition 21 passed, it would have been nothing more than a 'bankruptcy bill' for the rental housing industry here in Cali...fornia." #AAGLANewsAlert GREAT NEWS!! Proposition 21, the badly flawed ballot initiative, has been DEFEATED by an overwhelming majority of California voters. Thank you to each and every one of you that supported our efforts to defeat #Prop21. From those who helped to distribute lawn signs, to a group of member advocates that organized the purchase and installation of ‘Vote No Prop. 21’ banners, to our members that gave generously from as little as $50 on up to $100,000, we thank ...you for your strong support of our advocacy efforts. We did it! Click here to read our full statement: https://aagla.org//11/aagla-statement-on-defeating-prop-21/

#PROP21 #AAGLANewsAlert In recent months, Prop 21 opponents, such as AAGLA, have spent $35.6 million to raise awareness of this poorly written ballot initiative that would make California’s affordable housing crisis even worse. Based on our polling, we believe that Prop 21 will be defeated by a similar margin to Prop 10, AAGLA executive director, Dan Yukelson states. My only concern is having the funding and resources to get out our messaging.... . . . . #VOTENOPROP21 The Apartment Association of Greater Los Angeles (AAGLA) strongly OPPOSES this ballot initiative that threatens your property rights as rental housing owners, and we are launching a statewide opposition campaign to defeat it. Prop 19 would allow anyone over 55, severely disabled, or the victim of wildfires to move into a new home but be taxed based on their old assessment. [Proposition 19] is a proposal being put forth by the real estate industry in order to gin up commissions by encouraging older Californians to sell their homes, said Daniel Yukelson, executive director of the Apartment Association of Greater Los Angeles. https://bit.ly/3oAHcrP... #prop19 #housingcrisis #housingmarket #rentdebt #AffordableHousing #landlord #california #wildfires

Rent debt could reach close to $70 billion by end of the year unless there is additional stimulus funding. It has been estimated that 12.8 million Americans would owe an average of $5,400 from missed payments. #rentdebt #apartment #housingcrisis #losangeles #landlord #rent #cancelrent #affordablehousing

#AAGLANewsAlert How can tenants take preemptive actions to avoid being evicted in this global pandemic? We’ve said from the beginning that owners should try to work things out with their tenants. We are not in the eviction business, AAGLA executive director, Dan Yukelson, states. In terms of working out a solution, Yukelson said, it always goes a long way when tenants can afford to pay something. Half or even 10% of the payment can help landlords meet their own financial... obligations. Click here to read more: https://www.latimes.com//eviction-protections-covid-19-ren

A new law goes into effect Jan. 1, 2021, that allows tenants to purchase the residence they’re living in from the low bidder for that property at a foreclosure auction. This will have a chilling effect on investors’ willingness to bid on foreclosed properties. https://www.willitsnews.com//hows-the-market-foreclosures/
