How Much House Can I Afford? The FIRST step to purchasing a home is determining how much you can afford and the BEST way to find out is by connecting with... a lender and getting pre-approved. For an initial idea on what your monthly mortgage payment should be based on your income, here are some tips: A good rule of thumb is using the 28/36 rule: you shouldn't spend more than 28% of your gross monthly income on home-related costs and 36% on total debts, including your mortgage, credit cards and other loans like auto and student loans. Example: To calculate how much 28% of your income is, simply multiply 28 by your monthly income. If you and your spouse have a combined monthly income of $10,000, then 10,000 x 28 = 280,000. Now, 280,000 100 = 2,800. This means you and your spouse can afford $2,800 on house related expenses. Please note, this will also depend on your lifestyle and existing debt, which is why it’s best to talk to a mortgage lender to find out what you qualify for.
