I literally just saw a listing for a house where they advertised that the Halloween candy is better in this part of the neighborhood. I have not ever heard of Halloween candy being a selling point for a house before. How do I adjust for this? Surely if it's a 3 musketeers area then it must be superior to the Abba Zabba or Dum-Dum neighborhoods. How should I adjust? Take the cost difference between these treats and use a multiplier?

Good news! Here is 1004MC data for all homes in Temecula GLA: 2893-3914, lot size: 5000-13000, YR: 1993-2013. This shows a currently stable and healthy market with declining DOM which indicates the market may start moving upwards.

Real Estate in the short term: fewer homes are for sale, demand remains steady. Real Estate in the long term: supply will be increased for 2 reasons- 1. people who wanted to sell during the "pandemic" will have waited and so the market will get hit with a tidal wave of inventory. 2. People who lost jobs or have significantly diminished incomes will need to sell rather than get foreclosed and this will increase the supply. This increase in inventory from these 2 sources w...ill likely imbalance the market. There will also be a diminishment of buyers since many who would have qualified at the start of the pandemic will not qualify after the pandemic and so we will have fewer buyers. So not only will the inventory go up more than normal, the demand will decline more than normal. Additionally, there will be a surge in rental demand and rent prices may see an increase as a result.
